OUTER BANKS REAL ESTATE FOR SALE

Welcome to our Shore Tern Realty website and the beautiful Outer Banks of North Carolina.  People have wondered about our name.  A Tern is a special kind of seagull and we are on the shore.  Plus it’s fun to answer the phone, “shore tern” instead of plain ole “hello”.  Our sales market stretches from Corolla to the north to South Nags Head.  We are most active in Southern Shores, Duck and Kitty Hawk.

After working with four companies from 1994 through 2002, I opened my own home-based real estate brokerage in November, 2002.  My wonderful wife, Judy, agreed to assist me.  Clients reach me more easily and do so at their own convenience.  Clients appreciate our different approach to real estate.  Since opening Shore Tern Realty, I have sold over $ 64,000,000. worth of Outer Banks real estate.

If you are planning to sell your property, I will show you relevant comparable sales.  You will have a clear view of the true market value of your property after you know the pluses and minuses of each comparable sale.  When we list your home, we make recommendations for preparing or staging your home.  We are also glad to suggest ways to prepare vacant land so we can complete the sale.  Your property will immediately be entered into our website and the Multiple Listing Service (MLS).  We also mail a large number of descriptive, color postcards for each listing.  Within a few days, your property will appear on Realtor.com and Zillow, etc.

If you are considering buying a property, we will spend some time getting to know each other.  I’ll need to know your needs (and wants), and your projected price range.   I’ll be most effective for you if you sign me up as your Buyer’s Agent.  I will introduce you to a local lender so you can become a “prequalified buyer”.   In this way an offer I present to a seller will have strong credibility.  As your Buyer’s Agent, I can “birddog” the whole spectrum of listed properties for you.  As your formal representative I can even present your offer on a property which is not actively on the market.  I have done this successfully a number of times.

I don’t use high pressure tactics.  My job is to educate about the pluses and minuses and the current market.  A property that is in good shape and is priced correctly helps me find a buyer.  Whether I represent the seller or the buyer, or I am a dual agent serving both, I provide all the material and interesting facts about the property, assist in negotiations and make sure the sales contract is carried through to closing and recordation in the courthouse.
